CoMo – URBAN VILLAGE

When we originally decided to create a co living property, we found ourselves brainstorming various names, drawing inspiration from our favorite plants, beaches—anything that resonated with the essence of co-living, sustainability, and a touch of luxury. Names like Driftwood, CoLuxe, and CoCo were tossed around and seemed promising, but didn’t quite hit the spot. Then it came to us us: CoMo. It perfectly encapsulated the idea of co-living with that extra touch of,… well, more.


Funnily enough our four-year-old Aussie Shepherd bears the same name, Como. However, his namesake isn’t derived from our new venture but rather from the Italian lake. So, not only did we settle on a name for our project, but we also unintentionally gained a mascot! Hopefully you will get to meet him soon!

Yes. Each room at CoMo Urban Village boasts a queen bed and premium hotel quality mattress, along with a private ensuite, fully equipped kitchenette and a 50 or 55 inch Samsung smart tv. We know that there is nothing more important than a good nights sleep so we use the same mattress that we have at our home.

Some of our rooms are for 1 person only, some are specified for 2. The maximum allowed to occupy a room is 2.

Your monthly rental encompasses nearly all amenities, excluding parking. This fee covers a fortnightly cleaning service with fresh base sheet change, unlimited access to Wi-Fi, utilities such as water and electricity, and full utilisation of all communal facilities. 

 

Recognising that not everyone requires a parking space, we offer parking slots for cars and motorcycles at an extra cost. However, secure bicycle parking is provided free of charge.

When you reside at CoMo, your guests become our guests too! Your living space is not just a residence; it’s your home, where your guests are warmly welcomed at any time, including during community events. The only limitation on guests  at the property is that they do not impact on other residents and their attendance is subject to the house rules.

If you’re occupying a room solo, you’re free to have occasional overnight guests. While we prefer not to impose strict regulations on what “occasional” means, we generally suggest one night per week as reasonable, but no more than two. However, if there’s an average of four or five nights in a row within a month, we’re understanding of such circumstances.

The underlying principle here is that your guest is your responsibility, and their presence shouldn’t disrupt the comfort of other residents. If you’re already sharing a room overnight guests aren’t permitted as the maximum number of persons allowed in any room is two.

 

We do have a cap on the maximum number of people allowed to occupy the building so if we are at this number, unfortunately we cannot accomodate further guests.

We offer convenient car spaces in our secure underground car park for a nominal fee of $25 per week, while motorcycle spaces are available at $15 per week. For cyclists, bicycle spaces are provided free of charge. If you require temporary parking, casual options are available at $10 per day. To ensure availability, parking must be reserved in advance and will be conveniently included in your invoice.

Our studios are meticulously crafted to optimise storage solutions, utilising ingenious joinery and design principles. However, we understand that certain circumstances may necessitate additional space, particularly for those in transition between properties, utilising the village as a temporary residence. For your convenience, we offer limited secure storage spaces for rent. Reach out to us, and we’ll do our best to accommodate your needs.

Our common areas encompass all spaces excluding private rooms, attached private outdoor spaces, storage areas, and the garage. 

 

Among these, our inviting common room feature a generously-sized, fully-equipped kitchen/dining/living area replete with cosy seating arrangements and a large screen TV. Step into the rear garden to discover our BBQ station accompanied by an assortment of outdoor furnishings, offering ample opportunities for relaxation and enjoyment.

At CoMo, we believe in fostering a vibrant and connected community. There are various opportunities for engagement, including regular community events such as social gatherings and group dinners. Additionally, we provide platforms for residents to connect and collaborate, whether it’s through shared interest groups, online forums, or communal spaces within the property. We encourage residents to actively participate and contribute to the CoMo community, creating a rich and fulfilling living experience for all.

We understand that pets are important members of the family, and we can accomodate some at the property. We have two Australian Shepherds, Como and Aari who you may encounter sniffing around the backyard from time to time. (they do not live on site) 

 

A limited number of our rooms have been set aside as pet friendly including some with access to private courtyards. However, we kindly ask that you inform us in advance if you have a pet that you need to accomodate. As with guests at the property the most important consideration for us is that your pets do not negatively impact on other tenants or our neighbours around the property. Each application is assessed on a case by case basis. In making a decision as to whether we can accomodate your pet we do take into consideration other pets currently in the building and any significant allergies that tenants may have advised us of.

 

 

We are unable to accomodate medium and larger dogs. There is an additional bond and weekly fee for tenants that bring their pets to Como. At all times you must be responsible for your pet and any impact that they might have on your fellow residents.

Access to the property is convenient and secure. Upon booking confirmation, you’ll receive detailed instructions on accessing the premises. Should you have any questions or need assistance, our team is readily available to ensure a smooth and seamless entry process. Your comfort and convenience are our priority.

 

Access to both the building and your room is via a digital key that we provide.
